Lots vs raw land for your home build is the question. Do you pay the premium for the lot on the subdivision and have the restrictive covenants, or do you buy raw land and make your own subdivision. Either way will depend on your wants and needs as well as what you can find on the open market. If you are wanting a bigger lot of 5 to 10 acres, you may have few choices of lots on the market requiring you to by a larger piece of land and subdivide to get the lot you want. If you do subdivide, you are essentially a developer, and you have to weigh the pros and cons of that. I have developed 2 different subdivisions and have enjoyed the process. However, it does require a great deal of time and money to complete.
